I found this recently while searching around San Diego for theatres. It is not the Ramona,3018 University Ave, which is still there (in retail use with an altered facade, nor is it the former Academy (MGM Amphitheatres) @ 3721 University Ave in the City Heights district which currently lays empty and disused.

This mystery is located further out at 4205 University Ave (corner of 42nd St) in the City Heights - East San Diego distict.

Well mystery solved, courtesy of the San Diego Historical Society website http://www.sandiegohistory.org/collections/theaters/theaters.htm

They have a 1934 photo of the Vista Theatre which is definately this building pictured above, although the address given is 4053 University Ave. Maybe the Ave was re-numbered at some time? Rivest's Ultimate Movie Theatre guide web site lists the Vista as opening in 1925, operating until the early 1950's. It had seating for 500.
